Why the stain lies
Water travels. That's the whole problem.
Water gets in at a flashing seam, runs along a rafter for six or ten feet, drips onto the ceiling, and finally shows up as a stain nowhere near the hole.
That's why "patch above the stain" repairs fail, and why we start in the attic, not on the shingles. From the underside, water leaves a map: staining down a rafter, matted insulation, daylight where there shouldn't be any. Follow the map uphill and you find the true entry point. On Cleveland houses it's usually one of a short list:
- Chimney flashing — the #1 offender on the metro's older masonry-chimney housing stock. Counter-flashing pulls away from mortar joints a little more with every freeze.
- Plumbing vent boots — the rubber collar cracks after 10–15 Cleveland winters. A $40 part; finding it is the work.
- Valleys — every gallon that lands on two planes funnels through them, and freeze-thaw works every fastener loose.
- Skylight curbs and step flashing at sidewalls — anywhere the roof meets something that isn't roof.
- The eave, in winter — if the leak shows up during a thaw, read the ice dam page; that's a different animal.
What a diagnosis visit gets you
- Attic inspection with moisture tracing
- Roof-side inspection of the suspect details
- Photographs of what we find
- The entry point, named, in writing
- A firm repair price — not a range
Most leaks are diagnosed and priced in a single visit. Many are repaired the same day.

Where roofs actually fail: the metal, not the shingles
Chimney counter-flashing
Cut into the mortar joint and stepped down the chimney sides — not smeared over with roofing cement, which is a one-winter fix. Masonry-grade sealant, proper laps.
Step flashing
One piece per shingle course where the roof meets a wall or dormer. When a previous roofer ran one long piece of L-metal instead, that's usually your leak.
Valley metal
Open metal valleys outlast woven-shingle valleys in freeze-thaw climates. If your valley is woven and leaking, we'll tell you why and what the fix costs.
Boots, vents & skylights
Cracked vent boots, rusted box vents, and skylight curb flashing — small parts, common leaks, quick fixes when caught before the decking rots.
About roofing cement: a trowel of black mastic over a leak is not a repair — it's a postponement that makes the eventual repair harder. If a previous "fix" looks like tar, that's often exactly where to look.

Leak repair questions
How much does a leak repair cost?
Most single-point repairs in the Cleveland metro run $350–$900 — see the full schedule of rates. The diagnosis turns that range into a firm number before any work starts.
The ceiling is stained but dry now. Did it fix itself?
No — it's either frozen at the entry point, or the water is currently soaking insulation instead of dripping. Both return. A dry week is the best time to repair, not a reason to wait.
Can you match my shingles?
Usually close, rarely perfect — a 15-year-old shingle has weathered in a way a new one hasn't. We'll harvest from an inconspicuous plane when an exact look matters, and we'll tell you honestly when the match will be visible.
Is one leak a sign I need a new roof?
Not by itself. One failed detail on an otherwise sound roof is a repair. Leaks on multiple planes, brittle shingles, or widespread granule loss push toward replacement — and the repair-vs-replace math is something we'll walk through with numbers, not fear.

A leak diagnosis gets you the entry point, photographs, and a firm repair price — usually in one visit.
